Is there a due diligence period?
No, you should conduct your property tour and all due diligence prior to the auction event, as all deals are non-contingent sales. Contact us and one of our agents will assist you.
How do I register to bid?
You can begin your registration process by clicking the ‘Register to Bid’ button on the property page that interests you. Registration involves three easy steps: submitting contact information, providing Jenkins Real Estate Auctions LLC with tangible proof of readily available funds, and placing a bidder deposit by wire transfer. The three steps above require verification by Jenkins Real Estate Auctions LLC. We encourage you to register to bid for the asset(s) you’d like to bid on as soon as possible, and prior to the start of the auction. We will assign an agent to assist you throughout this registration process.
Will Jenkins Real Estate Auctions LLC be bidding on behalf of the seller?
Jenkins Real Estate Auctions LLC is authorized to place a bid on the seller’s behalf during the auction up to the seller’s reserve amount. Jenkins Real Estate Auctions LLC will not place a bid that meets the seller’s reserve, and we will stop bidding once such reserve amount has been met. Bids will be placed online and bidders can view the property on our website to stay up to date on the bids. We will send out emails to keep the bidders and agents informed throughout the bidding process.
What happens when I am the winning bidder?
One of our agents will reach out to you to send you the purchase documents for electronic signature via DocuSign. The winning bidder will need to access and sign the electronic documents on the day of the auction. An escrow account will have been created on the property and one of our agents and an assigned escrow officer will guide you throughout to the close of escrow.
When do I have to submit my Earnest Money Deposit?
The Earnest Money Deposit is due to escrow within three days after going into contract to purchase the property. The agreed upon “Buyer’s Premium Fee” will be paid to title at the close of escrow. An escrow account will have been created on the property and one of our agents and an assigned escrow officer will guide you throughout to the close of escrow.
